RICHARD BRESSON: 


Richard brings to Cosmopolitan Home Realty many years of expertise in the field of Commercial Real Estate.  He has organized and built investment syndications, been involved in real estate development (both commercial and residential) from the feasibility phase to the completion of the project, has been a management general partner, and has been a highly successful salesman who is referred to as a "deal maker". 

Richard L. Bresson’s vocational experience is quite varied.  As a part of this experience, he spent more than 35 years in the field of commercial real estate.  During this time, he successfully wore "many hats”.  He designed many partnerships and served as both a managing general partner, and as an owner.  He would find properties, do feasibility studies, meet with various governmental agencies, meet with engineers and contractors, do planning sessions to determine if the property, would in fact, support the investment goals and intended use of the property.  Once that was done, he would then negotiate terms with the seller, raise the funds to do the project, oversee the development and construction, put management teams into place, and oversee the on-going management of each of the entities until the final disposition of the properties.  

During this 35 years, Richard L. Bresson also worked with public real estate syndications that were cleared as regulated securities.  These were all multi-family projects throughout the United States.  Later, Richard began forming his own general partnership syndications.  These involved multi-family projects, (both apartments and condos), as well as office buildings, and single family residences.  

One specific partnership involved an existing oceanfront motel, but also included an ocean to river development project of 20 residential units.

Richard served in a fiduciary role by overseeing bank trust accounts, managing the properties, maintaining the financial responsibilities of multiple properties, and providing various sorts of services over the entire life of each project. 

Richard also has expertise in Management Consulting, Marketing Consulting, forming and managing several companies, acting as a general partner in excess of 20 real estate investment enterprises, and holding seminars on various occasions.


Over the years, Richard has built a lifetime reputation of integrity and trustworthiness in all of his business,personal and client relationships.
